Be Prepared With a Detailed Roofing Report
The first step to taking care of your flat roof is to get it inspected. Whether you need repairs or are looking to replace your flat roof, a detailed roofing report can give you a broad view of your roof’s condition and provide you with an action plan.
At Apple Roofing, we provide an asset or property management plan in which we inspect your commercial roof and provide you with a detailed report, complete evaluation, and recommendations for your roof. In addition, we will include pictures, descriptions, a roof life expectancy report, any immediate repairs, a detailed budget, and more.
This extensive look into your roof’s condition and age can help determine the most critical steps moving forward. Plus, we can use the report as a before and after to see how your repairs and replacement helped improve your roof’s condition. We can do this detailed roofing report for upgrades, repairs, and any capital X projects as well.
Start your project with confidence.

Flat Roof Maintenance: What Does it Entail?
One of the keys to maintaining your flat roof and getting ahead of repairs is to keep up with regular maintenance. Flat roof maintenance includes:
If you’ve already had one of our Apple Roofing detailed roofing inspections, then you’re on the right track. Regular professional inspections can help nail down any maintenance issues on your commercial roof and call out what needs to be repaired to keep it in good shape. However, if you’re unsure if you need to have a professional look at your roof every year, go ahead and do your own visual inspection. You should be able to see any signs of aging, such as pooling water, cracks or sinking of the roofing material, and other things that can indicate a professional inspection is needed.
Keeping it Clean
While you’re up there, sweep off any small debris, especially debris that can clog your gutters, drain pipes, or other roofing components. And make a note of any large debris like branches or miscellaneous debris that can be a sign that your flat roof has sustained damage at some point.
Cleaning off the loose debris from your roof is one way to prevent any clogged drains, but improving drainage overall is essential to keeping your roof free of standing water and keep things running smoothly. To begin with, your flat roof must be installed at the correct slope to allow for proper drainage and needs to have enough entrances to the gutters and downspouts for its size and amount of rainfall expected.
If you have any nearby or overhanging trees that are at risk of falling on your commercial roof, or leave tons of debris on your roof and gutters, then trimming them back can do wonders for preventing critical debris from falling on your flat roof. Whirlygigs and leafy trees can clog those gutters in no time, especially in the spring and summer months.
Don’t Put Off Repairs
The second you say “I’ll get to it” is a second too late. Putting off even the most minor repairs on your flat roof can lead you down a road of much bigger, more catastrophic damage and repairs down the road. One small crack can begin seeping water, and after months of leaks, your roof can give way or end up requiring a complete replacement rather than that simple (cheaper) repair. The moral of the story: get your repairs done right away!
Snow and Ice Clearing Service
Many parts of the country experience drastic snowfall during the winter, putting tons of extra weight on a flat roof. Without proper drainage, that snowmelt can turn to ice dams and cause cracks in your roofing material, or worse, a roof collapse. The first thing you want to do is have proper gutters and downspouts installed, but you can also hire a professional snow and ice clearing company to take care of that for you each winter. It’s definitely worth the price if it means prolonging the life of your roof.
Types of Premium Flat Roofs:
There are four main types of flat roofs that we recommend here at Apple Roofing. Each one has its own distinct benefits that we’ll compare to help you decide which is best for your commercial flat roof.
Ethylene propylene diene terpolymer (EPDM) roofing is a popular rubber roofing material used on residential and commercial flat roofs. It is highly durable, cost-effective, and energy-efficient and can last for up to 50 years. EPDM roofs are very low maintenance and highly resistant to UV rays and extreme temperatures (ranging from 58 below zero to 300+ degrees Fahrenheit).
Thermoplastic Polyolefin (TPO) is also a single-ply membrane and is made of polymerized polypropylene and ethylene-propylene rubber. TPO roofs are incredibly lightweight and easy to install, and their white reflective coating makes them highly energy-efficient by reflecting the sun’s rays and thus eliminating immense heat. TPO roofs are also resistant to bacteria and algae growth, and debris build-up. Plus, the way it’s installed makes for fewer seams, making your flat roof far less susceptible to leaks.
Built-up roofing (BUR) systems consist of layers of bitumen and reinforcing fabrics that make for solid and durable roofing material. The layers of tar, asphalt, fibers, etc., make for an incredibly waterproof seal that is also resistant to UV rays and fire. BUR flat roofs are also very low maintenance and relatively inexpensive and simple to install.
Modified bitumen is one of the most commonly used methods of commercial flat roofing. It is often referred to as a tar and gravel roof and is a unique take on an asphalt roof while providing the same benefits of a BUR but with less complexity. It is tear-resistant, waterproof, and super flexible, making it easy to install around pipe boots, chimneys, and other roofing elements up on your low-slope roof. It’s also easy to repair because you can simply patch it, rather than remove and replace the damaged portion.
